The JCT publishes a details guide as to which of its many different types of sub-contract might be suitable for any particular project. 

Using these standard form sub-contracts ensures compatibility with the main contract, assuming a standard for JCT main contract has been used, facilitating better project management and administration. The selection of the appropriate sub-contract depends on the complexity and nature of the works, as well as the design responsibilities involved.

What follows is a summary of some of the JCT sub-contract types, their potential uses, administrative requirements, and key features to help in selecting the appropriate JCT contract.  This is not a full list - there are many other types of JCT contract (and other standard form contracts) which might be more suitable.

Short Form of Sub-Contract (ShortSub):

  • Appropriate for: Small or straightforward sub-contract packages with low risk.

  • Can be used: For sub-contract works carried out in sections or based on adjusted sub-contract sum or remeasurement.

  • Not suitable for: Complex technical works or where the sub-contractor is required to design any part of the works.

Standard Building Sub-Contract (SBCSub/A and SBCSub/C):

  • Appropriate for: Use with the Standard Building Contract (with quantities, without quantities, or with approximate quantities) where the sub-contractor does not design any part of the works.

  • Can be used: For sub-contract works carried out in sections or based on adjusted sub-contract sum or remeasurement.

  • Not suitable for: Projects where the sub-contractor is required to design any part of the works.

Standard Building Sub-Contract with Sub-Contractor’s Design (SBCSub/D/A and SBCSub/D/C):

  • Appropriate for: Use with the Standard Building Contract where the contractor designs parts of the main contract works and the sub-contractor designs all or part of the sub-contract works.

  • Can be used: For sub-contract works carried out in sections or based on adjusted sub-contract sum or remeasurement.
